Cedar

Slate is by far the most expensive roofing material on the market. It’s ten times more costly than the average asphalt shingle as it pairs well in Gothic, Tudor, Chateau or other expensively styled, historic-looking homes. Since slate is stone, it’s  fire resistant and, depending on its mining location, can last from 60-200 years. However, stone becomes more brittle and less impact-resistant as it ages, and where the material is mined can have a huge impact on how well it holds up over the years. To find a good quarry, you’ll have to do a lot of research and pay the high price to have it shipped to you. Another issue that typically pops up with slate is slipping — when tiles slip out of place or fall out completely after installation. Low-quality manufacturing techniques, “over-nailing” and walking on the tiles during installation are the most common causes of slipping.

What Are The Parts Of A Roof Called?

A roof has many parts. In this guide we will break down the different components of a rood so you will be in the know. Read on to learn more.

Shingles

Made from many different materials, they form the outer protection of the roof from the elements and give character to the dwelling.

Joint Covers aka Flashing

Flashing is either rigid or flexible and can be made from plastic, steel or aluminum. It stops water from flowing near the openings of the roof and can be found in the based and valleys of walls, roof vents, chimneys and vents.

Plumbing Vent

Emerging from the roof, this pipe allows air inside the plumbing system that allows wastewater to floe to the sewer or septic system.

Deflector

A cardboard or Styrofoam insert between two roof rafters allowing the free flow of air over the insulation near the soffits. There needs to be a minimum of two inches of space under the decking.

Roof Vents

Enclosed and made of plastic or metal they feature fins and openings making sure the attic is ventilated. The best ones are open on all four sides and rise above roof level producing a suction effect. There also has to be an air inlet at the base of the roof. Frequently made with perforated aluminum, this closes off the lower side of the eaves.

Drip Edge

This is the moulding covering the roof edge and reduces the risk from water.

Underlay Membrane

This protective membrane goes under some or all of the asphalt shingles to prevent water infiltration caused by “ice dams” in winter.

Valley

The “V-cut” angle along the junction of two slopes of a roof.

Decking (or sheathing)

Usually made from 1⁄2-inch plywood, the decking closes and reinforces the roof structure and provides a nailbed for the shingles.

Roof Edge

All the boards running along the edge of the roof or eaves. Also known as a fascia.

Attic

The space under the roof. The attic must be ventilated to protect the roofing system against excessive heat in summer and warm moist air generated by the house in winter.

Saddle

A structure located behind the higher side of a chimney (or similar projections from the roof) to divert rainwater around it.

Ridge

Horizontal line at the top of the roof.

  • Flashing material, installation quality, proper details
  • How the shingles were installed
  • How the wood shingle or shake roof is ventilated. For example wood shingles installed on solid plywood roof decking can be expected to have a shorter life than the same shingles installed over skip sheathing or spaced nailers that provide plenty of ventilation.
  • The pitch of the wood shingle or wood shake roof (its slope)
  • The wood shingle or wood shake grade or quality
  • The wood shingle or wood shake roof’s exposure to overhanging trees or debris that may hold water on its surface
  • The wood shingle or wood shake roof’s exposure to shade that may promote moss or lichens growth
  • The wood shingle or wood shake roof’s sun and weather exposure

Besides selecting a durable wood, the most important factor is to make a determination of its ability to dry out from both the top and the bottom when wet. Two approaches are used:

  • Create a system of spaced sheathing above the solid sheathing using vertical and horizontal battens
  • Use a breathable underlayment applied over the sheathing

Metal Roof Leaks

Metal roofing continues its climb in popularity as a preferred choice of roofing materials. Nonetheless, they are not immune to leaking and otherwise being damaged. Read on to learn more of some of the more causes of metal roof leaks.

Metal Roofing Screws

Most leaks on metal roofs are somewhat remarkably caused by roofing screws. Designed to seal out water by the means of compressing a washer made from rubber at the base of the screw head. Stack Flashings

Stack flashings are a feature of metal roofs that can become very prone to leaking. Stack flashings are considered the boot or, if you prefer, the flashings around the pipes and tubes coming out of the metal roof, including air vents, plumping pipes and HVAC vents. Usually, stack flashings are constructed from a rubber-type material that is positioned flat on the metal roof to form a seal. it also squeeze fits around the pipe, forming an additional seal. Because the metal roof contracts and expands, it means these seals are under continuous degrees of pressure. In addition, the sun degrades the rubber material of the flashings that usually only lasts 50 percent of the life expectancy of the metal roof itself.

Missing Sealants

Metal roof sealants usually do not last anything like as long as metal roofing panels so they need to be replaced as part of a regular roof maintenance program. Sealants under trims such as Z flashing and metal ridge caps around roof transitions, pitch pans, counter flashings, and reglets will all need to be updated because of normal wear and tear. Therefore, it is vital to use a metal roof sealant specifically made for metal roofing.

Seams And Overlaps

Seams are located where 2 pieces of metal roofing overlap causing a condition known as a capillary draw. Capillary Draw is when water can actually travel uphill between two tightly joined pieces of metal. Butyl tape or sealant positioned between the two pieces of metal can break the capillary draw but when not installed and utilized correctly can be the cause of actually making the leaks worse than if none had been used at all.

Curb Flashings

HVAC units on Metal Roofs are normally positioned on curbs. Installing metal roof panels is a fairly simple process but the flashing that tests the ability of any metal roofer. HVAC offers little room for error when fabricating the flashing. The uphill side of curbs and the two upper corners of the curb flashing are difficult areas, especially when you are dealing with large HVAC units. Water often gets trapped behind the unit, standing behind the flashing which eventually erodes sealants and begins to leak. The more you caulk, seal, or tar the uphill side the more water it will hold. This Catch 22 is difficult to remedy without having to start again from scratch.

A lighter colored roof is always going to be preferential to a darker colored rood, or you might think. But there is more to it than that! How Long Does A Metal Roof Last?

Easily one of the greatest advantages of a metal roof is its durability. Nothing beats a steel roof for its long life. So how long does a metal roof really last though? A metal roof is usually warrantied for up to around 40 years, already a longer than a similar traditional roof, but can last up to 60 years with proper roof maintenance.

Age VS. Cost

Because of its durability, a metal roof installed on your home can easily outlast the home. The average lifespan of a metal roof is about 60 years or longer according to The Metal Construction Association.

Compare that to around 23 years for an asphalt shingle roof and around 20 years for a single-ply roof. Doubling the lifespan is itself impressive but doesn’t really address the biggest thing to deal with: cost.

A Ducker Research Company survey showed that the lifecycle cost of a metal roof averaged about 30 cents per sq ft. Again, comparing asphalt and single-ply, Ducker found the lifecycle costs for those to be 37 cents and 57 cents per sq ft respectively.

Taking the survey even further, it concluded that an asphalt roof was 38.5% of the total cost and single ply was about 19%, while metal roof cost 3.5% of the total installed cost.
